1. Who is responsible for your information?
RentalMetrics is operated by William George Ltd, the data controller for personal information handled through the website. You can contact us at info@wgmi.co.uk.
2. Information used by the website
- Calculation inputs: purchase price, rent, mortgage and deposit figures, costs, allowances, buyer assumptions and target returns are sent to our calculation API. The current calculation request does not include the property address. The API processes these figures to return results; it does not save a deal record on the server.
- Saved deals and preferences: deal history can include property addresses, figures and location details. This history, custom cost labels, management-fee preferences, display preferences and sorting choices are stored locally in the browser you use, rather than in an online account.
- Custom cost-label suggestions: adding a custom cost label also sends that label and its cost category to our server. Where server-side suggestion collection is enabled, labels are stored with usage counts and timestamps to help improve suggestions. This collection is disabled on Vercel deployments; custom labels still remain in your browser. Do not enter names, contact details or other personal information into cost labels.
- Address and map searches: if Google Maps is available, search text and location requests are sent to Google to provide address suggestions, maps and location information.
- Technical information: serving the website involves processing connection information such as IP addresses, requested URLs and browser information. Hosting and third-party service providers may keep operational and security logs.
- Privacy enquiries: if you email us, we receive your email address, the contents of your message and any information you choose to include.
Property and financial figures can be personal information if they identify you or another person. Please only enter information you are entitled to use.
3. Why we use information
We use information to provide the calculators and requested website features, remember your choices, improve cost-label suggestions, keep the service secure and respond to enquiries.
Where personal information is involved, we rely on our legitimate interests in providing and maintaining these services and responding to users, subject to your rights and interests. We may also process information where necessary to meet a legal obligation. If we introduce processing that requires consent, we will request it separately.
Providing information is voluntary, but a calculator or address-search feature cannot return useful results without its required inputs. Calculator outputs are informational estimates, not automated decisions about your eligibility for finance or other services.
4. Browser storage and cookies
The website uses local storage for saved deals and preferences. Local storage is different from a cookie but can also persist on your device after you close the browser. This information remains until you remove it using the relevant website controls or clear this site’s data in your browser. Clearing it may permanently remove your saved deals.
Our website code does not set advertising or analytics cookies. Third-party services and hosting infrastructure may use their own cookies or similar technologies, governed by their policies. Blocking browser storage or third-party services may prevent some features from working.
On a shared device, other people using the same browser profile may be able to view your saved deals. Use the deal-history deletion controls or clear site data when appropriate.
5. Service providers and external links
Hosting providers include Vercel for the Vercel-published website and Replit for Replit-hosted versions and previews. Google Maps supplies address and map features when enabled. Export libraries are loaded from Cloudflare’s cdnjs and the SheetJS CDN; downloading these resources makes a connection to those providers even if you do not export a report.
These providers receive technical information needed to handle requests. Google additionally receives the search text and location requests described above. Relevant information is available in the Vercel Privacy Policy, Replit Privacy Policy, Google Privacy Policy, Cloudflare Privacy Policy and SheetJS Privacy Policy.
We do not sell your personal information. We may disclose information where required by law. If you follow an external resource link, that website’s own privacy policy applies.
Export files are generated in your browser. If you download or share a report, its contents are handled by your device and any recipient or service you choose. Take care when sharing property or financial information.
6. How long information is kept
Browser-stored deals and preferences remain until deleted as described above. Calculation requests are processed to produce results and are not stored as saved deal records by the calculation API.
Cost-label suggestions are retained while used to maintain and improve suggestions; the current suggestion store has no automatic expiry. Contact us if a label contains personal information that should be removed. Enquiries are kept for as long as needed to respond and address related issues or legal requirements. Operational logs are subject to the relevant hosting or service provider’s retention arrangements.
7. International processing and security
Our hosting and third-party providers operate internationally, so information may be processed outside the UK. Their policies and data-processing terms describe their processing locations and transfer arrangements. You can contact us for information about the arrangements applicable to your data.
No website, transmission method or device storage is completely secure. Keep your device and browser updated, protect access to shared devices and avoid entering unnecessary personal information.
8. Your privacy rights
Depending on the circumstances, UK data protection law gives you rights to access your personal information, correct it, request deletion, restrict processing, object to processing and receive certain information in a portable format. Where processing relies on consent, you can withdraw that consent. These rights are subject to legal conditions and exceptions.
To make a request, email info@wgmi.co.uk. We may need enough information to verify your identity and locate the relevant information. We cannot remotely access or delete deal history held only in your browser; you can delete it on your device.
You can also complain to the UK Information Commissioner’s Office. Visit ico.org.uk/make-a-complaint for information. You are welcome to contact us first, but you do not have to do so.
9. Changes to this policy
We will update this page if our data handling changes. The date above identifies the latest update.
